Why the housing here quotes differently

Canterbury-Bankstown filled in fast. Most of the housing stock across Bankstown, Punchbowl, Yagoona, Condell Park and Greenacre went up between roughly 1955 and 1975 — brick veneer and fibro, on regular blocks, built quickly for a city that was growing quickly.

That produces three things a quote has to reckon with.

Asbestos is likely, not possible. Asbestos cement was standard building material for the whole of that period, and wet areas were a common application because it handles moisture. On a pre-1990 bathroom the sensible default is to assume it is there until a hazardous materials survey says otherwise. It is not a disaster — it is a regulated, priced, well-understood process — but it changes the order of the job and adds real time. A quote that does not mention it on a 1960s fibro house has either not looked or is planning to raise it later.

The bathrooms are small and the toilets are separate. The standard arrangement of the era was a compact bathroom with the toilet in its own room next door. Combining the two is the single highest-value change available in these houses, and most of them sit on suspended timber floors, which means the drainage can actually move without cutting concrete.

They have usually been done once already. A 1968 bathroom that was updated in 1989 has two layers of history in it. What is behind the second layer of tiles is genuinely unknown until they come off, which is why the variation clause in your quote matters more than the tile allowance.

Households here are bigger

This is not a generic observation, it is a design input. Multi-generational living is common across the Canterbury-Bankstown suburbs, and a four-bedroom house with a single bathroom is a scheduling problem every single morning.

So the question we are asked most often is not "how do we make this bathroom nicer". It is "where can we put a second one" — off the main bedroom as an ensuite, into an underused bedroom, or in a secondary dwelling out the back. Canterbury-Bankstown has a substantial number of granny flats and the bathroom in one is its own small job.

The feasibility question is always the same: how far does the new waste have to travel to reach an existing stack, and is there fall available to get it there. On the suspended timber floors common here, the answer is usually yes.

Value without cutting corners

There is a version of a cheap bathroom renovation in this area that we will not quote. It looks like a low number, and it gets there by leaving out the skip, the making good, the waterproofing cure time, or a variation clause — so the real price arrives in week three when you have no leverage and no alternative builder.

The things worth spending on, in order:

• The waterproof membrane. It sits under the screed and the tiles. A failure cannot be reached without dismantling the finished room, which makes it the one line where cheapest is unambiguously wrong.
• The tiler. The longest skilled stage and the one everybody inspects at close range in good light.
• The shower mixer. You operate it twice a day for fifteen years.
• The floor tile, for slip resistance rather than looks.

The things you can comfortably save on: towel rails, the mirror unless it is doing storage work, the toilet, and accessories generally. None of them are visible in the finished room the way tiling is.

That number is on the public register. Search it, confirm the class and the expiry, and satisfy yourself before anything starts — it takes half a minute and it is the single most useful check a homeowner can make.

What we will not do is tell you this website holds a licence, because it does not. We will not show you reviews we have not received, and we will not claim a rating we have not earned. This is a new site and pretending otherwise would be the first dishonest thing on it.
