What to tell us

• Your suburb — Bankstown, Punchbowl, Greenacre, Revesby, Padstow, Yagoona, Condell Park or anywhere across Canterbury-Bankstown.
• What the room is — main bathroom, ensuite, powder room, laundry, or a combination.
• Roughly how big. "About 2 metres by 2.2" is enough to place it in a band.
• Roughly when the house was built. This is the asbestos question, and it changes the sequence rather than just the total.
• House or unit. If it is a unit, tell us whether you have spoken to strata.
• Is the toilet separate? If so, combining the two rooms is probably the conversation worth having.
• Photos. A picture of the existing room is worth several paragraphs.

Why we insist on measuring

Phone estimates for bathrooms are close to worthless. The two things that move the price most — what is behind the tiles and whether the waste can stay put — cannot be seen down a phone line.

Anyone giving you a firm number without visiting is either guessing or planning to vary it later. The measure takes about half an hour and costs nothing.

What happens next

1. A measure, at a time that suits — including evenings and weekends.
2. Where the age warrants it, a hazardous materials survey before the price is finalised.
3. A written, itemised quote naming the fittings, the tile allowance and the inclusions.
4. If you proceed, a program in working days with the waterproofing cure time in it.
